Below is a selection of larger residential developments and complex renovation projects delivered across Cornwall over the past decade.

These schemes include new build coastal developments, multi-unit barn conversions, Grade II listed restorations and significant structural refurbishments, undertaken as part of our family development portfolio and project-managed throughout.

Little Meva, Mevagissey Cornwall

Little Meva – Harbourfront Coastal Development

Little Meva was a significant harbourfront redevelopment within the historic fishing village of Mevagissey, Cornwall. The project involved the transformation of a former boat-building yard into an exclusive collection of nine high-specification seafront homes.

As developer of the scheme, we acquired and reimagined the site, overseeing the complete redevelopment from concept through to completion. Ben acted as Project Manager throughout the five-year programme, coordinating all aspects of construction delivery, trade sequencing, structural works and quality control.

The development required extensive structural integration with the existing sea wall, including:

  • Major reinforcement and upgrading of coastal defences

  • Construction of nine new residential properties built into the original sea wall structure

  • Addition of an extra storey to the existing building

  • Complex marine-environment detailing and waterproofing

  • Careful compliance within a historic harbour setting

Working within an exposed coastal environment presented significant engineering and logistical challenges. Detailed structural planning, precise coordination of skilled trades and strict quality oversight were essential throughout the £4.4 million development.

Each property was designed to maximise its exceptional waterfront position, enjoying panoramic harbour views and open sea vistas. One of the homes, The Island House, uniquely incorporated its own private island with direct access to the sea.

The project was successfully completed in full, with all nine properties sold, marking a substantial regeneration of the former industrial site into a premium coastal residential scheme.

Sharksfin, Mevagissey, Cornwall

Grade II Listed Harbourfront Redevelopment

Sharksfin was a substantial redevelopment project involving the acquisition and complete renovation of a vacant, dilapidated Grade II listed hotel situated directly on Mevagissey Harbour.

Delivered as part of our family development portfolio, the two-year programme transformed the former hotel into a mixed-use harbourfront property comprising a ground-floor restaurant and bar with six residential apartments above.

Due to its prime location within the historic harbour, the project presented significant logistical challenges. With no parking and extremely limited access through narrow pedestrian streets, all materials and equipment had to be carefully coordinated. The working fishing harbour environment further required strict planning around deliveries and site operations.

The scope of works included:

  • Full structural refurbishment of the listed building

  • Sensitive restoration of heritage features

  • Complete internal reconfiguration

  • Creation of a new commercial restaurant and bar space

  • Conversion of upper floors into six high-quality apartments

The ground floor commercial space was completed and subsequently sold to St Austell Brewery and continues to operate as one of the most popular restaurants within the village.

The upper floors were sympathetically restored and converted into six apartments, combining modern living standards with preservation of the building’s historic character. These units were sold upon completion, with a mix of private residences and holiday accommodation.

During this project, Ben worked in a site management capacity, supporting the coordination of trades, overseeing day-to-day site operations and contributing to the structured delivery of the development.

The Durrells, Hannaford Point Looe, Cornwall.

Coastal Redevelopment – Looe Island Views

This project involved the complete redevelopment of a dilapidated bungalow situated on an elevated coastal plot with uninterrupted views towards Looe Island. Delivered as part of our family development portfolio, with Ben acting as Project Manager from concept through to completion.

Following acquisition of the site, the existing bungalow was carefully demolished and cleared in full, preparing the plot for a substantial new-build residence.

A large five-bedroom detached home was constructed, designed to maximise the exceptional sea views through the inclusion of expansive glazing and balconies to both ground and first floor levels. The property also included a double garage and carefully considered external spaces to complement the coastal setting.

As part of the wider vision for the site, the neighbouring hotel was also acquired for future renovation. The existing swimming pool was incorporated into the private grounds of the new residence and fully refurbished, creating a unique and high-quality outdoor amenity space.

Extensive landscaping works were undertaken to reshape and enhance the newly formed garden areas, ensuring the external environment matched the scale and quality of the new build.

Completed in 2022, the property was successfully sold to delighted new owners, representing a significant transformation of the original site into a premium coastal home.

Tremore Barns, Bodmin Cornwall - Barn Conversion Project

Tremore Barns comprised eight unconverted agricultural barns situated within a small rural hamlet, each in varying states of structural disrepair and dilapidation. Tremore Barns was delivered as part of our family’s own residential development portfolio, with Ben acting as Project Manager throughout the four-year phased programme.

The scheme involved the full renovation and structural conversion of all eight barns, transforming them into high-quality residential dwellings.

Due to the condition of the buildings, extensive structural works were required throughout. This included:

  • Complete roof replacements and structural timber reconstruction

  • Stabilisation and rebuilding of existing stonework

  • Formation of new structural openings through substantial load-bearing walls

  • Installation of structural steelwork where required

  • Construction of new extensions sympathetic to the original character

  • Full internal reconfiguration and layout alterations

Each barn required careful consideration to preserve character while ensuring compliance with modern building regulations, insulation standards and structural integrity requirements.

The project also included full internal fit-out works, including kitchens, bathrooms, bespoke carpentry and finishing details, delivering each property from shell condition through to complete, habitable homes.

This long-term programme required structured project management, sequencing of trades and consistent quality control across multiple units.

The result was the successful transformation of a derelict agricultural site into a collection of distinctive residential homes.

Foundry Cottage, Mevagissey Cornwall

Cottage Renovation – Mevagissey Harbour

Cornwall

This project involved the complete refurbishment of a vacant two-bedroom cottage located in the heart of Mevagissey, just moments from the historic working fishing harbour.

The property had stood empty for over two years prior to purchase and required full internal renovation and modernisation. As a privately undertaken renovation, this project reflects our attention to detail and approach to quality within even the smallest properties. The works transformed the cottage into a high-quality coastal home while retaining its traditional character.

Due to the village’s narrow pedestrian streets and lack of nearby parking, access presented a significant logistical challenge. All materials and deliveries required careful coordination, planning and manual handling to ensure smooth progression of the build.

The renovation included:

  • Full internal strip-out to shell condition

  • Reconfiguration of layout, including relocation of kitchen and living spaces

  • Installation of new doors and windows

  • Comprehensive internal insulation upgrades

  • Full electrical rewire

  • Installation of new electric heating system

  • Creation of a master bedroom with en-suite

  • New bathroom installation

  • Complete replastering and finishing works

  • New flooring throughout

The project significantly improved both the functionality and energy efficiency of the property, while enhancing its value and market appeal.

Initially retained as a private holiday home, the cottage was later sold in 2023 following completion of the refurbishment.
